The Village of Bedford Park avoided a possible seven
figure judgment by approving a license that will bring an adult
entertainment facility to the village.
Mayor Dave Brady said that the board approved the license last week in a
special meeting on Monday Nov. 13.
Brady said that CSWS LLC, which filed a lawsuit two years ago to open
the business, has dropped the suit.
The provisions in the settlement called for the village to issue an adult
entertainment license as well as an 11 a.m. to 2:30 a.m. weekday liquor
license and a 11 a.m. to 3:30 a.m. weekend license “pending successful
completion of the licensing process.”
Meanwhile CSWS will not seek any damages against the village and they
will dismiss the suit against the village. Patrons will be required to be 21
or older and the business can not use the name of the village
in any advertisement.
Brady said that the business is looking at approximately one year before
all the renovations are done.
CSWS will be required to meet all village standards to open their
business.
In addition to meeting the village standards CSWS will pay the village
an mpact fee of $165,000 for the first year and $150,000 after that as well
as sales and property tax revenue.
The village chose to settle to avoid a seven figure judgment and the
possibility that the business would have been opened anyway.
TIF district amendment approved
The 72nd & Cicero TIF district has been amended unanimously.
The Bedford Park Village Board approved the amendment of the TIF
district at 72nd and Cicero.
The small strip mall anchored by the Lasalle Bank has been added to the
district by a 6-0 vote.
Correction
Last week Mayor Dave Brady was paraphrased saying that there were no
problems with the school districts with the TIFs in Bedford Park.
While there hasn’t been any concerns with the TIFs in Bedford Park
school district 104 has objected to tax breaks in the enterprise zone
affecting corn products.
